Well it usually starts with a phone call or email from a potential landlord or maybe even a current landlord wanting to pass on a lead for us. From there once we’ve given the address a big tick we normally meet up with the landlords and explain what we can and can’t do for them and discuss both the physical and legal requirements for the property ie is it already “Healthy Homes Certified”. This is followed up by an inspection of the property and we’ll give an indication of its potential rental income. If both sides are happy with each other then a management authority is signed and we take over the running of the property while you go off and relax.

Unlike some agencies our standard rent collection fee also includes onsite inspections every three months. Our base fee is structured so that you’re not paying for a service if you don’t use it. For example if there are no changes of tenants or repair issues, you’ll only be charged our standard rent collection fee and nothing else. This way we can keep our standard fee at such a low level and pass the savings onto you the landlord.

In short, yes we can. We use a Healthy Homes Inspection service that will provide you with a written report covering all areas of compliance, Should your property need work done on it to reach the compliance threshold we can recommend tradesman or take over the whole project if required by you. Once fully compliant we can then generate a Healthy Homes Statement for your property which will be passed onto the tenant.

Yes we can also do that, there is normally a one off setup fee charged to get the property and tenant details entered into the system and then after that its a set fee charged per inspection. Any queries or extra work required will attract an extra charge ie dealing with insurance queries requiring inspection details due to damage we’ve discovered during an inspection.
